Why resales stall

Four resale problems

Jobs fall between people

Maintenance finishes the reinstatement. Nobody tells sales the unit is ready to relist.

Paperwork goes missing

Finance needs the condition report, and it's sitting in someone's inbox.

The deadline creeps up

State law sets your notice and payment timeframes. Nobody looks until they're close.

Families keep calling

Each call means someone digs through emails to find out where things are at.

Eight steps, one owner each

Every resale follows the same steps.

  1. Notice Given. You record the notice and the notice period starts.
  2. Exit Inspection. The unit is inspected and its condition recorded.
  3. Reinstatement. Works get the unit ready for the next resident.
  4. Valuation. The unit is valued for resale.
  5. Relisting. The unit goes back on the market.
  6. Exit Statement. The final figures go to the resident or their estate.
  7. Buyback. Used where your contract or state law says you must buy the unit back.
  8. Former Resident. The resale closes and the record stays on file.

These are the default stages. Every stage name is editable, so you can match your own process. You can also reorder or switch off stages, and give each one its own owner, tasks and entry requirements.

Clocks and tasks

The clock starts when you record notice.

Record a resident's notice and Pluss opens their resale record. The notice period clock starts straight away, using the period set for your village.

Each stage comes with its own tasks. Every task has an owner and a due date. When someone ticks one off, Pluss records who did it and when.

Finance enters the exit figures, such as the ingoing contribution, DMF and refund due, against the same record.

Documents and audit log

Send the exit pack from the resale record.

Pick a bundle, such as your Exit Pack with the exit entitlement estimate, and send it by email and text. The family opens it from their own secure link and can read it before anything is signed.

If something is unclear, they ask a question from the same page, and it lands on the resale record.

Pluss sends reminders at 3, 7 and 14 days. The event log shows every send, open, reminder and question, with who did it and when.

With DocuSign connected, documents can go out for signature too.

For families

Families see where things are up to.

The resident or their family opens the Pluss app and sees each stage, ticked off as it's done. You choose what the screen is called, such as "Moving Out".

Documents waiting for them sit on the same screen, with the name of their contact at the village. The app shows your village's name and branding.

What this looks like on a Tuesday

On Monday, Jim records Joan's notice. Pluss starts the notice period clock and puts four tasks on Jim's list.

He sends the exit pack to Joan's son, David, by email and text from the same screen.

On Tuesday morning the event log shows David has opened it. He checks the app and sees it's at Notice Given. Nobody has had to chase anyone.

For operators with more than one community

Rolling out to more than one community

We agree the stages, tasks and documents with your corporate team once. Every community then starts from that same setup.

Setting up the system takes days. We train your staff and residents, so each community is live within weeks.

Questions

Questions operators ask.

Can we change the stages to match our process?

Yes. Every stage name is editable. You can also reorder or switch off stages, and give each one its own owner, tasks and entry requirements.

Can the notice period match our contracts?

Yes. You set the notice period for each village to match your contracts and state law. Staff can extend or cancel the clock on the resale record.

Does Pluss calculate the exit entitlement?

No. Your finance team enters the figures, such as the ingoing contribution, DMF and refund due. Pluss records them against the resale so everyone works from the same numbers.

Can the family or a solicitor get the documents too?

Yes. An envelope can go to more than one person, such as the resident's son and their solicitor.

Do families need a separate app?

No. Families use the same Pluss app your residents use, with your village's branding.

Does it connect to our finance system?

Yes. Pluss can connect to your finance system. Tell us which one you use and we'll show you how it works on the demo.

How long does it take to set up?

Setting up the system takes days. We train your staff and residents, so your community is live within weeks.

For enterprise operators, we work with your corporate team so decisions and setup happen once. Every community then rolls out on time, on the same blueprint.

Is our data secure?

Pluss is ISO27001:2022 certified.
