Land lease resales

One record from notice to sell to handover

Pluss runs each resale in one record. Your team sees who owns each stage and when each task is due. The homeowner and their family follow the same stages in your community's app.

The problems

Four resale problems

Nobody owns the next step

Your resales team finds a buyer. Nobody tells the resort manager to start the site agreement.

Disclosure goes out late

A sale can't complete until the buyer has the disclosure documents. In Queensland, if they arrive late, the buyer gets 28 days to cool off instead of 7.

A clock on every sale

Each sale has its own reply, disclosure and cooling off periods. With several homes on the market, nobody sees every clock in one place.

Families keep calling

Each call means someone digs through emails to find out where things are at.

Pipeline stages

The eight resale stages

  1. Notice to Sell. The homeowner tells you they plan to sell. In Queensland you then have 7 days to tell them whether you offer seller services and the site rent a new owner will pay.
  2. Agent Appointed. The homeowner chooses to sell through your resales team, a local agent or privately.
  3. Listed. Whoever is selling markets the home and runs inspections.
  4. Sale Agreed. The homeowner and the buyer agree the sale. In Queensland they sign the sale agreement, on the approved Form 19, once the buyer has the disclosure documents.
  5. Disclosure. You give the buyer the disclosure documents, including the proposed site agreement. In Queensland they need them at least 21 days before the site agreement, or 7 days with a signed waiver.
  6. Site Agreement. The buyer signs a new site agreement with you. In Queensland the cooling off period is 7 days from the last signature.
  7. Settlement. Ownership passes to the buyer. On the same day the seller's site agreement ends and the buyer's starts.
  8. Handover. The new homeowner moves into your move-in pipeline.

These are the default stages. You can rename any stage to match your process and your state's terms. You can also reorder or switch off stages, and give each one its own owner, tasks and entry requirements.

Clocks and tasks

The sale record and its clocks

Record the notice to sell the day it arrives. Pluss opens the sale record and starts the reply clock, using the periods set for your community. Later clocks, such as the disclosure and cooling off periods, sit on the same record.

Each stage comes with its own tasks. Every task has an owner and a due date. When someone ticks one off, Pluss records who did it and when.

Documents and event log

Sending the disclosure pack

Pick a bundle, such as your disclosure pack, and send it by email and text. The buyer opens it from their own secure link and can read it before they sign anything.

If something is unclear, they ask a question from the same page, and it lands on the sale record.

Pluss sends reminders at 3, 7 and 14 days. The event log shows every send, open, reminder and question, with who did it and when. If anyone questions a disclosure date, the record shows when your team sent the pack and when the buyer opened it.

If you connect DocuSign, your team can also send documents for signature.

For homeowners and families

What homeowners and families see in the app

The homeowner or their family opens the Pluss app and sees each stage of the sale. A stage shows a tick once your team moves the sale past it. You choose what the screen is called, such as "Selling Your Home".

Documents waiting for them sit on the same screen, with the name of their contact at the community. The app shows your community's name and branding.

What this looks like on a Tuesday

On Monday 2 November, Joan agrees the sale of Home 42 with her buyer, Margaret Chen. Jim sends Margaret the disclosure pack by email and text from the sale record.

On Tuesday morning the event log shows Margaret opened it at 7:42am. The disclosure clock is running on the same record.

Joan's son, David, checks the app and sees the sale is at Disclosure. Nobody has had to chase anyone.

For operators with more than one community

Rolling out to more than one community

We agree the stages, tasks and documents with your corporate team once. Every community then starts from that same setup.

Setting up the system takes days. We train your staff and homeowners, so each community is live within weeks.

Questions

Questions operators ask

Does it work when we're not the selling agent?

Yes. Whoever sells the home, your team still handles the notice, the disclosure documents and the site agreement. Pluss tracks those steps either way.

Can we change the stages to match our process?

Yes. You can rename any stage. You can also reorder or switch off stages, and give each one its own owner, tasks and entry requirements.

Can the clocks match our state's timeframes?

Yes. You set the clocks for each community to match your state's rules. In Queensland that includes the 7 day reply to a notice to sell and the 21 day disclosure period before a site agreement. Staff can extend or cancel a clock on the sale record.

Does Pluss make us compliant with our state's rules?

No. Pluss records each step, its owner and the date it was done, so your team can show what happened and when. Your team decides how to meet the law.

Can the buyer's solicitor get the documents too?

Yes. An envelope can go to more than one person, such as the buyer and their solicitor.

Do families need a separate app?

No. Families use the same Pluss app your homeowners use, with your community's branding.

Does it connect to our finance system?

Yes. Pluss can connect to your finance system. Tell us which one you use and we'll show you how it works on the demo.

How long does it take to set up?

Setting up the system takes days. We train your staff and homeowners, so your community is live within weeks.

For operators with more than one community, we agree the stages, tasks and documents with your corporate team once. Every community then starts from that same setup.

Is our data secure?

Pluss is ISO27001:2022 certified.
