Retirement village resales, New Zealand

Sell and settle faster.

In New Zealand the average resale takes six to eight months, and under most contracts the former resident is repaid only once the unit sells. Pluss works on that time from both ends: the move out and the next move-in.

30 minutes with Shaun Alexander, our Chief Revenue Officer. Bring your current resale checklist.

Both tours use a demo village with dummy data.

At the exit end

One record from notice to payout

Record a resident's notice and Pluss opens their resale record. The notice period clock starts straight away, using the period set for your village.

Inspection, reinstatement, valuation and relisting each come with tasks. Every task has an owner and a due date. When someone ticks one off, Pluss records who did it and when.

Finance enters the exit figures against the same record. Pluss doesn't calculate them.

The exit pack goes out by email and text. The family reads it from a secure link, and every send, open and question is logged.

At the enquiry end

One record from first enquiry to move-in day

Each prospect has one record, from first enquiry to move-in day. Every task has an owner and a due date, such as sending the disclosure statement or preparing keys and fobs.

Disclosure packs go out from the record by email and text. The record shows when each pack was sent and opened.

The new resident follows their move-in in your village's app before they arrive. It shows your village's name and branding.

Some operators give prospects and their families the app before they commit, so they see the events calendar and the photo gallery.

What this looks like on a Tuesday

On Monday, Jim records Joan Patel's notice on Villa 7. Pluss starts the notice period clock and puts the exit inspection on his list.

The same morning, Catherine in sales sends Helen Thompson her move-in documents for Villa 25 by email and text.

On Tuesday, both records show the documents were opened. Joan's son David checks the app and sees Notice Given. Helen sees Pre Move-In. Nobody has had to chase anyone.

Questions

Questions operators ask

Does Pluss calculate the exit entitlement?

No. Your finance team enters the figures, such as the ingoing contribution, DMF and refund due. Pluss records them against the resale so everyone works from the same numbers.

Can the notice period match our contracts?

Yes. You set the notice period for each village to match your occupation right agreements. Staff can extend or cancel the clock on the resale record.

Can we change the stages to match our process?

Yes. Every stage name is editable. You can also reorder or switch off stages, and give each one its own owner, tasks and entry requirements.

Can the family or a solicitor get the documents too?

Yes. An envelope can go to more than one person, such as the resident's son and their solicitor.

Do families and new residents need a separate app?

No. They use the same Pluss app your residents use, with your village's branding.

Does it connect to our finance system?

Yes. Pluss can connect to your finance system. Tell us which one you use and we'll show you how it works on the demo.

How long does it take to set up?

Setting up the system takes days. We train your staff and residents, so your community is live within weeks.

For enterprise operators, we work with your corporate team so decisions and setup happen once. Every community then rolls out on time, on the same blueprint.

Is our data secure?

Pluss is ISO27001:2022 certified.
